House Rewiring Leeds

Full and partial house rewiring in Leeds, planned around the building, renovation schedule and way you want to use the finished space.

A Leeds house rewire designed for the next chapter

Rewiring is the opportunity to replace an ageing or unsuitable installation and rethink where power, lighting, data and dedicated circuits are genuinely needed. Done well, it supports the property for years rather than simply copying an old layout with new cable.

We plan house rewires across Leeds for occupied homes, empty properties, extensions and full renovations. The quotation sets out the intended points, consumer-unit work, testing, making-good boundaries and any choices that need to be agreed before first fix.

Signs a property may need rewiring

Age alone does not prove a rewire is required, and a quick visual check cannot establish the condition of concealed wiring. Inspection and testing are the right starting point when the history is unknown.

  • Repeated faults or unexplained tripping
  • Very limited socket provision and heavy extension-lead use
  • Visible deterioration, damage or unsafe alterations
  • Major renovation that exposes or changes most circuits
  • An inspection report identifying widespread defects
  • A layout that cannot support modern loads or planned equipment

Full rewire or partial rewire?

A full rewire replaces the main circuits throughout the property. A partial rewire targets a defined area or group of circuits, such as a kitchen, extension or damaged section. The correct option depends on test results, access and whether retaining older circuits leaves a sensible installation.

We explain what can remain, what should change and how new work will integrate with the existing consumer unit and earthing arrangements.

Planning sockets, lighting and dedicated circuits

The best time to decide quantities and positions is before work starts. We review furniture layouts, kitchen appliances, home-working needs, outdoor supplies, electric heating, EV charging and future alterations. This reduces later additions and avoids sockets hidden behind fitted furniture.

Rewiring is disruptive, but good sequencing limits unnecessary damage. Where the property is occupied, access and isolation stages need particular care.

Part P, testing and handover

Some electrical work in dwellings is notifiable under the Building Regulations in England. We confirm how the work and any required notification will be handled before starting. On completion, the new installation is tested and the appropriate electrical documentation is provided.

Rewiring Leeds property types

Leeds includes stone terraces, Victorian and Edwardian homes, inter-war semis, apartments and modern developments. Cable routes and access differ significantly, so the plan must suit the actual construction rather than a standard price list.

House rewire cost in Leeds

A full rewire is priced by the size of the property, the number of circuits and how much making-good is involved. As a guide, a full rewire of a 2-bed terrace in Leeds starts from around £3,000, a 3-bed semi from around £3,800 and a 4-bed house from around £4,800, including a new consumer unit, all sockets and switches, testing and certification. Partial rewires — a kitchen extension, a single floor, or lighting circuits only — start from around £1,200.

Every rewire is inspected and quoted in writing before any work starts. Our pricing page sets out the starting points, and our guide to rewire costs in Leeds explains what moves the price up or down.

Rewiring older Leeds housing: terraces, back-to-backs and stone semis

Much of our rewiring work is in the Victorian and Edwardian housing that makes up Kirkstall, Burley, Headingley, Armley, Bramley and Meanwood, and in the stone semis and inter-war homes of Horsforth, Rawdon, Pudsey and Cookridge. These properties share a few traits: solid walls that need chasing rather than cavity drops, original floorboards that can be lifted and relaid, and installations that have been partially altered several times.

We plan cable routes to keep chasing to a minimum, agree with you which floors will be lifted and label everything at the board so the next electrician — or you — can understand the installation in ten years' time.

Rewiring for landlords and HMOs

Rented properties in Headingley, Hyde Park, Burley and Kirkstall are frequently rewired between tenancies. We schedule around void periods, coordinate with letting agents and issue the Electrical Installation Certificate needed to satisfy the Electrical Safety Standards regulations, so the property can be re-let with a compliant installation and no outstanding EICR remedials.

House Rewiring Leeds FAQs

How long does a house rewire take?

It depends on size, occupancy, construction, point count and other trades. A survey is needed before giving a realistic programme.

Can I stay in the property?

Sometimes, but a full occupied rewire is more disruptive and often slower. We explain isolation, access, dust and room-by-room limitations before you decide.

Will you make good the walls?

The quotation states the making-good allowance clearly. Electrical chasing and final plaster or decoration are often separate stages.

Can you rewire one room only?

Yes, where a partial rewire is technically sensible and can integrate safely with the retained installation.

Do I get certification?

The completed work is tested and the appropriate electrical certificate is supplied. Any Building Regulations notification arrangements are agreed before work begins.

Should I get an EICR before requesting a rewire?

An EICR can be useful where the condition is uncertain, but a major renovation may justify a dedicated rewire survey instead. We can advise after discussing the property.

How long does a rewire take?

A 2–3 bed house typically takes 5–8 working days for first and second fix, plus the time for plastering and decoration if you are having that done. Empty properties are faster; occupied homes are sequenced room by room.

Can I live in the house while it is rewired?

Yes, most of our customers do. We keep power to the kitchen and at least one bathroom wherever possible and agree a room-by-room order with you before we start.

Does a rewire include a new fuse box?

Yes. A full rewire always includes a new consumer unit with RCD or RCBO protection and surge protection, tested and certified.

Do you rewire in Rawdon, Horsforth and Guiseley?

Yes. North-west Leeds — Rawdon, Horsforth, Yeadon, Guiseley, Cookridge and Adel — is a short drive from our Kirkstall base and we rewire there regularly.
